A Building Energy Rating (BER) cert shows how energy-efficient your home is — similar to the energy labels you see on appliances. It’s a legal requirement if you’re selling, renting, or applying for home energy grants in Ireland. The cert gives your home a rating from A1 (most efficient) to G (least efficient), and also includes an advisory report with tips to help improve that rating.
A BER cert is required by law when selling or renting your home. It also helps when applying for SEAI energy upgrade grants. It shows potential buyers or tenants how energy-efficient your property is — and what improvements might be needed.
You’ll receive:
An energy efficiency rating (A1–G)
An official BER certificate
An advisory report with recommendations
Certification valid for 10 years (unless the home is significantly altered)
The assessor will evaluate:
Insulation in walls, floors, and attics
Windows and doors (type and efficiency)
Heating systems and controls
Ventilation and air tightness
Hot water systems and lighting
Yes — the advisory report will include suggestions like:
Adding or upgrading insulation
Installing a more efficient boiler
Improving ventilation or windows
Switching to renewable energy (e.g., solar panels)
