What is a BER Cert?

A Building Energy Rating (BER) cert shows how energy-efficient your home is — similar to the energy labels you see on appliances. It’s a legal requirement if you’re selling, renting, or applying for home energy grants in Ireland. The cert gives your home a rating from A1 (most efficient) to G (least efficient), and also includes an advisory report with tips to help improve that rating.

Why do I need a BER Cert?

A BER cert is required by law when selling or renting your home. It also helps when applying for SEAI energy upgrade grants. It shows potential buyers or tenants how energy-efficient your property is — and what improvements might be needed.

You’ll receive:

  • An energy efficiency rating (A1–G)

  • An official BER certificate

  • An advisory report with recommendations

  • Certification valid for 10 years (unless the home is significantly altered)

The assessor will evaluate:

  • Insulation in walls, floors, and attics

  • Windows and doors (type and efficiency)

  • Heating systems and controls

  • Ventilation and air tightness

  • Hot water systems and lighting

Yes — the advisory report will include suggestions like:

  • Adding or upgrading insulation

  • Installing a more efficient boiler

  • Improving ventilation or windows

  • Switching to renewable energy (e.g., solar panels)
